BROKER COOPERATION WELCOMED

4% Cooperating Broker Commission

486 Broadway LLC welcomes licensed tenant-representation brokers. For a qualified transaction, Owner will pay the tenant’s brokerage a commission equal to 4% of aggregate scheduled base rent for lease years 1–4 and 2% for lease years 5–8.

Prospective tenants who wish to be represented must have their broker make the first contact with Owner. The broker must identify and register the prospective tenant in writing at 486BroadwayLLC@gmail.com and receive written confirmation before the prospect contacts Owner directly, tours the property, requests a proposal or begins lease discussions.

Commission eligibility and payment are subject to a separate written commission agreement. No commission is payable for a prospect already known to, previously registered with or actively engaged in discussions with Owner.
